- May include moving or removing walls and creating a new floor plan

The Overhaul $130,000+
- Complete reconfiguration and expansion of kitchen space, typically involving removing load-bearing walls
- Often includes bar area, eat-in kitchen, walk-in pantry, and/or butler’s pantry
- All new cabinetry, countertops, tile, fixtures, lighting, and flooring
- New appliances not included
Multiple Rooms
Primary Suite $150,000+
- All new primary bathroom including new floorplan and relocation of mechanicals
- All new custom walk-in closet

Entire 1st Floor or 2nd Floor $250,000+
- First floor remodels typically involve a reconfiguration of the current floorplan for an open and upgraded kitchen, and new flooring, painting, and lighting throughout
- Second floor remodels typically involve a reconfiguration of the primary suite to allow for a larger bathroom and closet, remodeling of additional bathrooms, and new flooring, lighting, and painting throughout

- Fixtures will stay in or near their current locations

- Often includes a large tiled shower
Luxe Primary Bath $80,000+
- A whole new floor plan with new locations for fixtures and plumbing
- New cabinets, counters, fixtures, medicine cabinets or mirrors

- Often includes a large tiled shower, separate water closet, and new adjacent spaces such as walk-in closets

Addition

- New ground-up build of a finished or unfinished garage or workshop space
ADU / Poolhouse $200,000+
- Ground-up construction of a standalone living space, including a kitchen / kitchenette, bathroom, and bedroom / living space
Major Addition to Main House $250,000+
- Finishing of attic space, adding a second story, or extending off back of house to add more square footage
- Typically includes either a new kitchen, primary suite, or additional bedrooms / bathrooms
Outdoor Living
Open Deck or Patio $50,000+
- One level
- Basic lighting and electrical plan
- High-quality wood or synthetic decking, pavers, or decorative concrete surfaces
Covered Porch / Patio $100,000+
- Open-air or screened-in porch with vaulted tongue and groove ceilings, exposed beams, and recessed lighting
- Upgrades for fireplaces, outdoor kitchens, and large sliding / glass wall doors between new porch and existing living space
Basement
Basic Basement $100,000+
- Finishing or remodeling of existing basement space to create additional living area
- Limited modifications to framing, plumbing, electrical, and HVAC
Luxe Basement $200,000+
- Complete overhaul of basement, including reframing, moving / adding mechanicals, and finishes to match the quality of the rest of your home
